Hi Subhan,
Just finishing off the report and I’ve noticed that ‘Bedroom 5’ on House 2 only measures 6sqm. This falls below the minimum requirement for a single bedroom as per the Nationally Described Space Standards. Compliance with the NDSS is written into national policy and failure to do so can warrant a reason for refusal.
I recommend that the bathroom and bedroom are amalgamated into a larger bathroom or bedroom. Please can you send the amended plans at your earliest convenience?

Thank you for the BES.
I have forwarded this on to GMEU and hope that we can progress quickly to a decision.
My only concern is that the BES makes no reference to T1, the poplar tree in the front courtyard. In their consultation response, GMEU did ask that T1 was indicated on the site plan.
Could you send a site plan which indicates T1 as hopefully this will show that the proposed works are a sufficient distance from the tree that they would not impact on it?

Please could you advise the applicant that the bat survey is required prior to a decision being issued?

Yes, the PEA suggests a bat presence survey in the conclusions, chapter 7.
It is recommended that one bat presence/absence survey be carried out. The survey should be carried out between May and September (with September considered to be sub-optimal).

Further to my previous email, I have discussed this application with our head of department. They have suggested it is likely that GMEU will want to see the results of a bat survey prior to a decision being issued, rather than including it as a pre-commencement condition.
Given the window for carrying out a bat survey closes in late August, it would make sense to have it carried out as soon as possible, rather than waiting for a response from GMEU. That way we would avoid a scenario whereby GMEU respond close to the end of the window and suggest that a bat survey is required prior to a decision being issued.

Thank you for confirming.
Please be aware that we are yet to receive a consultation response from Greater Manchester Ecology Unit. The consultation request has been outstanding for several weeks and I have sent multiple follow up emails. I know that they are inundated with consultation requests.
Their comments are required as the preliminary ecological appraisal advises a bat survey, prior to any works taking place, between May and September.
Unfortunately this might mean further delays. However, please be reassured that there are no other hold ups at this point.

Don't think he had any specific plans to replace the tiles as its the structure below which requires repair work. For example a structural engineer said that the roof requires some extra purlins to support it.
However if any repair works/replacing was to be carried out. It would match the existing tiles.

I just wanted to clarify what the proposed works to the roof are. Do the applicants intend to replace the entire roof across the whole building?
If so, we strongly recommend that the existing tiles are re-used and that any new tiles and repairs are closely matched and located to the rear. Replacing all the roof tiles should be avoided as it may result in harm to the historical significance of the building and undermine an approval.
Please could you update the proposed elevations to indicate the specific plans and materials for the roof?

Re: Subdivision of existing dwelling, together with conversion of existing barn and stables, into three dwellings, alongside alterations to existing elevations, additional fenestration and a proposed single storey rear extension
On the back of the conservation officer's comment regarding House 3 in the proposal. I would say that we agree with their comments and that House 3 would benefit from an rear extension that is double storey. So that it provides a much better/usable space.
I have attached revised drawings. Would be great to hear your thoughts?
